Staging is a vital tool when selling a property. The majority of buyer's agents say staging can increase offers by anywhere from 1% to 20%, according to a report from the National Association of Realtors. 

On a home listed at $400,000, that could mean up to $80,000 more.

Do you want to market your property better, or potentially fetch a higher sale price? Keep these staging tips in mind:

  1. Focus on important rooms. If you don’t have time or want to spend enough to stage the whole house, focus your efforts on a few rooms. NAR’s staging report shows that buyers value staging most in the living room, main bedroom and kitchen.

  2. Let some light in. Light (particularly natural light) opens up a space and makes it appear larger, so focus on light-reflecting colors and lightweight drapery. You can also add a few carefully placed mirrors to reflect even more light.

  3. Consider the use of the room. You want buyers to envision themselves in the home, so focus on what each room is used for when staging. Show them what life could be like if they purchase the home: Set the table in the dining room, add a cozy throw blanket to the living room sofa, and turn on the reading lamps by the bedside.

  4. Don’t forget outdoor spaces. Curb appeal is important, too. Spend time arranging your front door and porch, cleaning up the yards and making your home look more welcoming.

  5. Keep it simple. Be wary of staging your home with too-trendy decor. Minimalist, neutral palettes are timeless, and they’ll ensure your home appeals to everyone who steps foot in it.

Effective staging shows off the property’s best features, minimizes any shortcomings, and creates space for potential buyers to imagine living in the house. Before scheduling an open house, follow the tips below to present your home in its best light.

How to Stage Your Home for an Open House

1. Clear Out Your Belongings

open houseRemove at least a third of your belongings from shelves, storage spaces, and closets. Not only will this make the home appear larger and more open, but it’ll also give you a head start on downsizing and packing for the future move.

2. Pay Attention to Lighting

Trim back any bushes or trees that might be blocking the windows. Open the drapes to let in as much natural light as possible. Skip the overhead lights and bring in lamps with high-wattage bulbs, which creates a warmer, cozier atmosphere.

3. Decorate Tastefully

The holidays give you a chance to make the home more inviting and friendly. Some outdoor lights, a wreath on the door, and festive decorations make it easy for buyers to imagine themselves spending the holidays in the house. Just don’t go overboard, and stay away from explicitly religious decorations which could alienate some people.

4. Move Furniture Around

Just because that end table has always been in the living room doesn’t mean it has to stay there. Experiment with different furniture configurations and focus on creating a pleasing flow of traffic. Putting together a few sitting areas in large rooms will make the space feel more comfortable and intimate.

Eliminate Clutter -- Clear the clutter from around your home. It's easy to overlook things you see every day, so try to approach all spaces with fresh eyes. Consider having a friend come over to help point out unnecessary items. Larger pieces like coat racks and side tables can make a room feel smaller.

Clean Out Storage Spaces -- Make space in kitchen and bathroom cupboards, closets and other storage areas. Pack up items you don't regularly use, and put them out of sight or donate them. Leaving these areas completely full may give potential buyers the impression that your home doesn't have enough storage space for their needs.

Clear the Way -- Make sure potential homebuyers can move through your house easily. Remove furniture that blocks the natural flow of traffic or hinders sight lines into other rooms. 

Remove Personal Items -- Family pictures, children's artwork and other personal items should be removed or pared down to avoid distraction. Personal belongings can also make it hard for potential buyers to imagine themselves living in the house. 

Remember Curb Appeal -- Make a strong first impression by sprucing up your front yard and entryway. Replace the house numbers and exterior light fixtures if necessary. Keep the lawn mowed, the yard free of clutter and toys, and the plants well maintained.
